Applicants Sought for Wellesley Commons 40B Unit

The Wellesley Commons project involves a set of condominiums at Washington Street and Hillside Road.

The town released applications today via a consultant for the affordable housing unit at Wellesley Commons, a five-unit condominium complex at the corner of Washington Street and Hillside Road. The affordable unit, which falls under the parameters of Chapter 40B of Massachusetts General Laws, is a 1,800 square-foot, three bedroom, 1.5 bathroom townhouse with a two-car garage, according to the application. The unit will be sold for $143,000 with a monthly condominium fee of $135. The unit will be sold to a family whose income is within 50 percent within the area’s median income and whose assets do not exceed $75,000, according to the application. Zoning Board of Appeals Denies Connolly's Request to Change 'Wellesley Commons' Zoning

The developer sought to carve three zoning districts out of one in an effort to help with sale of the condos.

The Zoning Board of Appeals (ZBA) denied developer Michael Connolly's request to change zoning for his beleaguered Wellesley Commons project at a meeting last night. The Board of Selectmen “strongly objected”  Connolly's request to change zoning for his five-unit Chapter 40B condo complex at 65 Washington St. in a letter to the ZBA May 24. According to the letter, Connolly sought to modify the comprehensive permit for his project to create two single-family residences on separate lots, thus making three legal lots altogether. Currently, the project is within a 15,000 square foot single-residence district. The board contends in the letter, signed by Board of Selectmen Chair Katherine L. The town approved two monster projects in 'lower falls' on Washington street which are going to substantially increase traffic to our area. Negotiating thru traffic in this area in the AM and PM rush is a nightmare. Preventing the left turn is only going to increase traffic through my residential area. ZBA Debates Fate of 139 Linden Street

Zoning Board of Appeals meets to consider Affordable Housing application.

The Zoning Board of Appeals (ZBA) met to discuss the application for a Chapter 40B affordable housing building. For several years, Perdoni Bros. LLC has worked with several town boards in attempts to figure out their unique 139 Linden St. property. There are two buildings on the property: one with two apartments, the other houses C & T Paint and Wallpaper.  "I don't know of any other--there may be some--properties which are so small and are in three zones,"  said Atty. Larry Shind, representing Perdoni Bors. The 139 Linden St. site is zoned for commercial, residential and industrial uses. The Perdoni brothers have petitioned for re-zoning twice before, to no avail. Affordable Housing Plan Worries Planning Board

Affordable Housing planned in a Linden Street building not favored by the town Planning Board.

Proposed housing added to the buildings at 139 and 139R Linden St. certainly doesn't have the Planning Board's support. The Board had a number of concerns and comments on the plan during their Comprehensive Permit Review--which generates feedback for the Zoning Board's upcoming hearing. Owners Perdoni Bros. Inc. included a Chapter 40B Affordable Housing unit on the property. The 40B apartment will be located over C & T Paint and Wallpaper, which begs a question of safety. Paint supplies can be flammable, which would make the upstairs apartment far more dangerous in the event of a fire.  "I'm not convinced how safe it is over that use, but I'm sympathetic to a site with three uses," explained Board member Stephanie Wasser.
