There's No Time Like The Present!

Wellesley: Real Estate Market Trends and Statistics, by Evan Walsh - William Raveis Real Estate-Wellesley.

We've all heard our mother's tell us, "There's no time like the present", or sometimes more blatently, "do it now"... Well, never has this been more fitting than when referring to the current real estate market and whether or not now is a good time to list your Wellesley home. The answer is, a resounding YES! 

With this post I have included 6 charts which cover the Market Trends in Wellesley for the past 24 Months through December of 2012. What you'll see is that inventory is at a 3 year low, sales are at a record high and the proof that there is pent up demand- is shown clearly by both the rising "median sales price as well as the "sales to price to list price ratio"!

I have seen an increase in buyer turnout, not only at open houses but with showing requests as well. There are a lot of pre-qualified buyers out there right now and with interest rates starting to rise and a low inventory- the market is heating up! Dare I say- we are in a "seller's market"? For right now, yes. And that means more offers (sometimes multiple), and ultimately more sales. best news is it's at the low-end, it's at the high-end and everything in-between.
