As you prepare to close on that home, sign the paperwork and make things final, there are some things you should know.

Before you close on a home in the Natick real estate market, make sure you are making a wise financial investment and aren’t just choosing a home based on a few features you like. When you go house hunting, it’s easy to get distracted by fun features, but make sure the home you ultimately choose has what your family needs.

It’s a good idea to contact your insurance company to find out what kind of insurance you will need and what you premium will be when you move into the new home. Doing this in advance can help you financially prepare for the move.

What the Property Taxes Are

Another cost to prepare for is property taxes. You can find out before you close on a home what the property taxes are so you are ready to take on the financial responsibility.

If You can Afford the Down Payment

This may seem like obvious advice, but make sure you can afford the down payment on the home. There are lots of costs to consider when purchasing a home, so don’t let this one slip through the cracks.

The Terms of the Mortgage 

Now is the time to ask any questions you have about your mortgage and its terms. You may have already asked some questions when you applied for the loan, but now is the perfect time to make sure you fully understand the terms.

The Results of the Home Inspection

Before you put an offer on the home, you should have had a home inspection. Make sure you have seen the results of this inspection and you understand its implications. 

If the Home Meets Safety Codes and Regulations

Your home inspector will probably tell you if the home meets required safety codes and regulations. Check to see if the home does meet these regulations in its current condition, especially if you plan on moving in right away.

What Appliances are Included in the Sale

When you looked at the home, some, if not all, of the appliances were probably still installed. Now that you are closing on it, know which appliances are included in the sale so you can be prepared to purchase new ones where necessary.

What Your Commute Time Will Be

Check the distance between your new home and your office, and even take a test drive to see how long it will take you to get to work. It’s also a good idea to check for public transportation in the area.

If the Home is in Good Condition on Closing Day

On closing day, make sure the home is still in the condition it was in when you made the offer. Check appliances, faucets and heating and cooling systems to make sure they are working properly before you close the sale.
